The field, approximately 1.89 hectares in size, is used for grassland and silage production. The applicant stated that the proposal represents a modest and fully reversible alteration to the land, which does not result in the permanent loss of agricultural space. The site lies just northwest of Brooks Garden Centre, with residential properties, Kitts Farm and Kitts Bungalow, located to the south.

Access to the paddock would be from an existing entrance, utilizing a concrete parking area without requiring additional access points. The closest residential dwelling is about 60 meters from the field boundary, while the area remains primarily agricultural, aside from the adjacent commercial garden centre and nursery.

The applicant referenced a similar dog training yard nearby, which has paved the way for the proposed facility. This neighboring facility maintains comparable rural dog use standards, including secured fencing and pre-booking requirements. The application emphasizes that the proposed paddock would not negatively impact the landscape, traffic safety, or residential amenities.

Cornwall Council will make the final decision regarding this proposal, which can be accessed on their planning portal under reference PA26/04650.
